Polar Neighborhoods is a Kansas City-based real estate development firm dedicated exclusively to the urban core of Kansas City, Missouri. Equally owned by two experienced development professionals — one a registered architect, the other a 25-year commercial real estate veteran — the firm brings together complementary disciplines across design, development, construction management, and long-term asset stewardship.
Both partners are Kansas City residents who live, invest, and are rooted in the same urban core neighborhoods where they build. Over more than a decade they have worked block by block through Columbus Park, Midtown, Beacon Hill, Brookside, and surrounding neighborhoods.

We focus on sites within the city's existing fabric — not greenfields. Every project is an opportunity to repair, reinforce, or activate a block that matters to a neighborhood.
Both partners hold architecture backgrounds. Design isn't a service we procure — it's the lens through which we evaluate opportunity, underwrite risk, and deliver value.
We engage neighbors, block associations, and community stakeholders early in predevelopment — not as a compliance exercise, but because local knowledge and community relationships produce better projects.
We are not looking to export a model. Kansas City's urban core is complex and particular. Deep local knowledge is a competitive advantage we protect.

Partner
25+ years of real estate industry experience. Lance began his career in commercial real estate in Boston before founding Bridger Properties in 2011, focused on developing and managing assets in Kansas City's urban core. Bridger later merged with Urban Couer Properties to form UC-B Properties, delivering award-winning residential projects across the city.
Partner
Registered architect and developer with 16 years of experience and 10+ years active in the Kansas City market. Specializes in mixed-use, office, and urban residential development. Began his career at Ann Beha Architects in Boston on projects including the Museum of Fine Arts and New England Conservatory of Music. B.A. and M.A. in Architecture, Tulane University.
